Job Overview
Orbit Global HR Consultants LLP, a leading real estate hiring agency in India, is hiring an experienced Purchase Manager Real Estate & Commercial Construction for a reputed real estate and construction organization in Gurugram.
The ideal candidate will have 710 years of experience in construction project procurement, purchase and vendor management, with strong knowledge of building materials, civil and MEP procurement, luxury interiors, commercial buildings, infrastructure and project purchasing.
The Purchase Manager will be responsible for managing end-to-end procurement activities, vendor development, price negotiation, purchase orders, material planning, cost control and timely delivery of materials in coordination with project, engineering, finance and site teams.
Key Responsibilities
1. Project Procurement & Purchase
Manage end-to-end procurement of construction materials, luxury interior materials, consumables and equipment.
Procure materials related to Civil, MEP, finishing, interiors and infrastructure requirements.
Ensure timely availability of materials as per project schedules.
Prepare and process Purchase Orders, Rate Contracts and Comparative Statements.
Ensure procurement is aligned with approved budgets, BOQs and project requirements.
2. Vendor Management
Identify, evaluate and develop reliable vendors and suppliers.
Build and maintain strong vendor relationships.
Conduct vendor evaluation based on quality, price, delivery and service performance.
Monitor supplier performance and resolve procurement-related issues.
Develop alternative vendors for critical and high-value materials.
3. Cost Control & Negotiation
Negotiate material prices, payment terms, credit periods and delivery schedules.
Ensure optimum procurement cost without compromising quality.
Conduct market research and maintain updated supplier and material price databases.
Support project budgeting and procurement cost control.
Analyze procurement costs and identify opportunities for savings.
4. Project Coordination
Coordinate with Project Heads, Engineering, Site, Finance, Planning and Procurement & Contracts teams.
Develop procurement plans in line with project timelines.
Monitor procurement schedules and proactively identify potential delays.
Ensure purchase activities support timely project completion.
Track project progress against approved timelines and budgets.
5. Material Planning & Inventory
Estimate annual and project-wise requirements for cement, steel and other high-value construction materials.
Monitor inventory levels and ensure timely replenishment.
Coordinate with project teams to avoid material shortages or excess inventory.
Track material consumption against project requirements.
6. Project Cost & Commercial Monitoring
Monitor project procurement costs against approved budgets.
Track contractor work completion against project plans.
Ensure changes in project requirements are properly documented.
Coordinate amendments to Work Orders and Purchase Orders with the relevant budgeting and costing teams.
Reconcile project cost information related to material consumption and construction expenses.
Support project teams in maintaining cost control from project inception through completion.
7. Reporting & Analytics
Prepare procurement and project cost reports for management.
Analyze material consumption, procurement costs and budget deviations.
Conduct productivity and cost-overrun analysis.
Track project procurement performance against timelines and budgets.
Escalate major procurement and commercial issues to senior management.
Required Skills
Strong construction procurement and purchase management experience.
Excellent vendor development and vendor management skills.
Strong negotiation and commercial skills.
Good knowledge of civil, MEP, finishing and interior materials.
Knowledge of BOQ, tendering, contracts and rate analysis.
Strong understanding of project procurement processes.
Good knowledge of cost control and budget management.
Excellent analytical and problem-solving skills.
Strong communication and coordination abilities.
Ability to manage multiple projects and procurement deadlines.
Proficiency in MS Excel.
Experience with Farvision ERP will be preferred.
