About the Role
Our client, a respected real estate valuation firm serving the Bhubaneswar, Odisha region, is looking for a qualified and diligent Real Estate Appraiser. This role is responsible for providing accurate and objective valuations of various property types, including residential, commercial, and industrial assets. The ideal candidate will possess a strong understanding of appraisal principles, local market conditions, and relevant regulations. This position requires meticulous attention to detail, analytical prowess, and the ability to produce comprehensive appraisal reports. The role is based in our Bhubaneswar office, involving both desk work and on-site property inspections.
Key Responsibilities Conduct thorough physical inspections of properties to gather detailed information on condition, features, and comparable sales. Research and analyze local market data, including sales comparables, rental rates, and economic trends. Apply appropriate appraisal methodologies and techniques to determine property values. Prepare clear, concise, and well-supported appraisal reports in accordance with industry standards and client requirements. Adhere to all relevant ethical standards and regulatory requirements for real estate appraisal. Maintain accurate records of all appraisal activities, data sources, and methodologies used. Consult with clients to understand their specific appraisal needs and explain report findings. Stay current with appraisal best practices, valuation software, and changes in real estate law. Collaborate with other appraisers and team members to ensure quality and consistency in our services. Provide expert witness testimony when required in legal proceedings related to property valuation. Requirements Certified Real Property Appraiser designation (e.g., CRA, MRA, SRA, AI-RRS) or equivalent certification. Minimum of 3 years of experience in real estate appraisal. Strong knowledge of appraisal theory, principles, and practices. Proficiency in using appraisal software and databases (e.g., ACI, TOTAL, DataMaster). Excellent analytical and quantitative skills, with a keen eye for detail. Ability to interpret property blueprints, legal descriptions, and zoning regulations. Strong written and verbal communication skills for report writing and client interaction. Ability to manage time effectively and handle multiple appraisal assignments simultaneously. Familiarity with the real estate market in Bhubaneswar, Odisha is essential. Must possess a valid driver's license and be able to travel to property sites.
