Job descriptionLooking for an Account Manager (CommercialLeasing) for a Fortune 100 MNC
Location-Pune
Qualification-B.E/MBA with 6+ years of relevant experience handing commercial leasing transactions for large MNCs
ResponsibilitiesPlanning, execution and closure of real estate transactions (acquisition, renewal, exit etc.)Work closely together with city transaction leads and ensure adherence to process, templates, and KPIs.Advise client on cost saving and consolidation opportunities, keeping in mind headcount projections, financial implications, identification of risks and opportunities.Work with client to enable business case preparation by working on Finance pack, facilitate by providing supporting documents such as best practice checklists, mapping of various options, etc.Work closely with legal team to close out lease, or service agreement documentation; Make sure that all deviations, if any, are documented clearly and approvals sought prior to execution.Provide assistance with property related issues, such as landlord obligations, lease terminations, buy-outs, alteration approvals, property tax issues, etc. and prepare regular report.Prepare location search overviews (presentation) and accompany site visit tours and Short - listing process.Maintain portfolio tracker, and be thorough with all lease related details (LCD, LED, Monthly outflow), and apprise client on all relevant data systems information including lease events, options etc.An ideal candidate would have the following qualities
Experience in commercial real estate leasing processes and protocols.Strong interpersonal, written and verbal communication skillsStrong analytical & financial acumen. Experience with (& understanding of) decisions which impact P&L and balance sheet.Experience in lease contract management, acquisition & divestment of property with strong understanding of local regulation.Knowledge of financial aspects as IFRS, NPV, IRR and understandingKnowledge of civil/public legal property principles.Experience in & has been responsible for transactions, negotiation & deal making. Strong negotiatorAbility to influence business decisions through fact-based insight/ presentations.Ability to operate and proactively act in a dynamic and challenging environmentNegotiation-handling with uncompromising sense of business integrity.Knowledge of legal conditions of (sub)-lease contracts, set-up, negotiation, execution and management .
